Recent Drop in Mortgage Rates

1 (2)Concerns about the strength of the global economy plus the Federal Reserve’s decision this past week to keep interest rates from rising haven driven mortgage rates to the lowest level seen since May 2013.

30-year fixed-rate mortgages have dropped from 4.25 percent in 2012, to 3.5 percent. 15 year-mortgage rates have dropped even lower to 2.81 percent. Meaning if you were to buy real estate in Destin, Florida and have a $250,000 mortgage, your monthly payment would be approximately $1,130 (if, of course, you have an excellent credit score). That certainly beats $1,190 at 4 percent.

This is where things get interesting. Because of this and the state of the outside world, many economists now are NOT anticipating a rise above 4 percent this year. It would be hard to see them dip lower because they have already fallen to reflect a “sense of slowing job growth.” Besides lower rates create more opportunity for people who haven’t refinanced their home. As a general rule of thumb, its worth refinancing for most homeowners when a new mortgage rate is about one percentage point below an existing rate.

Long story short, now is a great time to take advantage of low rates and buy a home or condo for sale in Destin, Florida.

Rock the Docks at HarborWalk Village in Destin

Rock the Docks occurs every Saturday night throughout the summer. The event is happening now and will have its last concert on August 27, 2016. The concerts start at 7 PM and will end at approximately 9 PM. The concerts will be held on HarborWalk Village’s main stage. This is an activity that is fun the whole family can enjoy!

Rock the Docks is free and open to the public, so anyone can come! Bring the whole family out to enjoy an evening in one of Destin’s favorite locations listening to great live music. HarborWalk has scheduled a great music line up including The Wide Open, Dana Pointe Band, The Rips and Heritage Band. These bands are local favorites and are sure to bring you a night of fun you won’t forget.

LuLu’s 1st Anniversary Party Bay Bash

3 Reasons to Buy a Home NOW

iStock_000043395980_FullLow interest rates, stabilizing home prices, rising rents. There are a variety of factors that have us wondering if now, more than ever, is the right time to buy real estate in Fort Walton Beach, Florida, Destin and really, across the United States. In short, yes. Today’s market is rebounding, especially along Florida’s Emerald Coast. Here’s a more detailed look at why now is the right time make moves, literally.

1. Rising Rents: Apartment List’s April 2016 National Rent Report noticed that median rents are on a sharp, upward trend. In March alone, the average rent cost rose .4 percent and has increased 2.7 percent year over year. On average, renters should expect to spend anywhere from $1,100 per month for a one-bedroom apartment and $1,300 per month for a two-bedroom, which in Florida means that it is still cheaper to buy in most places than rent.

2. Favorable Mortgage and Interest Rates: The average rate for a 30-year fixed-rate mortgage was 3.64 percent towards the end of May, which is actually down from 2015. A year ago at this time, the 30-year FRM averaged 3.87 percent. Even so, both numbers are historically low and still a good reason to consider buying a home now before these terms creep back up.

3. Demand Still Exceeds Supply: Housing inventory on a national level has remained consistently tight. In fact, according to the May RE/MAX National Housing Report, inventory in April 2016 was 15.2% lowers than April 2015. That said, demand for homes is currently at a level higher than one year ago. Combine this with favorable mortgage rates and rising rents and you have three solid reasons to start searching “homes for sale in Destin.”

Things to Do With Dad on Father’s Day

Father’s Day is just around the corner. It may take some convincing to get him to relax, especially if he’s hot on the hunt for his next Destin investment property, but we have some area activities that might just sway him.

Fishing is an awesome pass time and something that is obviously quite popular around here. To take advantage of fishing in Destin and treat Dad, you have an array of options. Book passage on a charter fishing boat or even a party boat. Or, simply head out to the beach to do a little shore fishing with his (new?) rod and reel.

If Dad prefers to do something a little, err, drier, that’s okay too. What about sending him out to play a round or two of golf on his special day. Destin is packed with great golf courses. These include Emerald Bay, Kelly Plantation and Indian Bayou. Oh, and if Dad just can’t stop checking out Destin real estate, he may want to drive the cart passed our home for sale in Indian Bayou. It’s located on the water, but not too far from the course.

If neither of these things will appeal to your Dad, no problem. One thing that always appeals is a great meal. If you are thinking about a family brunch, consider the Donut Hole, Callahan’s or Harbor Docks. Thinking more along the lines of a great seafood restaurant? Take your pick, but we recommend Jackacuda’s, Dewey Destin and, again, Harbor Docks for fresh catch.

Open House Tips

house11Long gone are the days of sticking a sign in the lawn with a few balloons to draw in potential homebuyers. Events seem to be the hottest thing to sell real estate in Destin these days – and the swankier, the better. The question now though, is offering wine at these open houses a step in the wrong direction?

Well, this just depends, but if it sounds like something you want to do, be sure to make your open house invite-only. Highlight a new listing’s view with invitation-only cocktail parties, but keep it supervised.

Speaking of supervision, establish a limit and offer up drink tickets. (On a side note, pairing drink tickets with a registration is a great way to capture a prospect’s information for feedback).

Still skeptic of serving alcohol at an open house, but want to guarantee a way for people to stay and imagine themselves living there? You could always use a third party vendor so that they absorb the liability. This might be the safest way to avoid any tampering with the law. When it comes to alcohol the rules vary from state to state, so remember to do your research!
