Repair Costs for a Fixer-Upper

The next, is even if it needs a little work that is okay because it was such a bargain. After all, it seems like everyone these days is into the idea of a “fixer-upper.” What’s not to love about a cheap home that you can add your own personal touch to?

If and when you do buy a fixer upper house, it is important to remember that you can save a ton of money or get yourself into a financial fix. Before you pull the trigger, the trick to buying a fixer upper is to determine how much you can afford and what you can do yourself. If you can, schedule a walk-through with a contractor so that he or she can provide you with a cost estimate. For handy-er buyers, price out the supplies. Either way, be sure to tack on 10% – 20% to cover unforeseen errors.

To make sure you’re offering a “fair” purchase price, take the fair market value of the property (which is what it would be worth if it were in good condition) and subtract the estimated upgrade and repair costs.

Memorial Day Events in Destin!

A little further east at the Village of Baytowne Wharf, enjoy a full weekend of patriotic events as you watch live music from the main event stage each evening and the kids enjoy a wealth of activities just for them. On Sunday, stay late and watch the lagoon fireworks at 9:15PM, before heading back Monday for the Memorial Day program presented by the Sandestin Veteran’s at 7PM.

Want to watch your Memorial Day fireworks from a different vantage point? Climb aboard the Solaris! Departing the docks at Baytowne Marina at 6:30PM on Sunday, this three hour cruise around the bay offers you a delicious multi-course dinner and wonderful drinks before you find a spot along the rails of one of three decks to watch the fireworks from! Buying a home is a great way to build equity, and buying one on the Emerald Coast is without a doubt a solid investment strategy. There’s only one problem, your credit score is less than desirable. So, how does someone with “troublesome” credit attain homeowner status? Here are a few tips that might help those with a below average score.

(1) Get you credit report and don’t stop studying it. Look for inaccuracies and have them corrected. Is there anything listed on your report that you could clean up and cross off?

(2) Shop around. You don’t just buy a car, you visit a few area shops and dealerships until you find someone who is ready to make a deal. Treat your mortgage the same way. Call a few brokers, explain your situation and know that the right broker can help you find a loan that fits your requirements.

(3) Don’t be discouraged. The loan approval process is arduous, taking in a several number of factors, including income, debt levels, past history and current financial obligations. It’s to your advantage to address each of these items the best you can, all the while keeping in mind that almost no one has a perfect credit score.

Home Staging Mistakes to Avoid

You’ve heard the theory that a properly staged home can sell for money in a shorter period, so why not give it a whirl? Well, the key takeaway here is the word “properly,” which begs the question: Are you doing it right?

Pre-Approved vs. Pre-Qualified

iStock_000020499093Medium-347x459When you are in the market to buy a new home for sale in Destin, Florida, you have many decisions to make. One of those is revolves around setting a price. This is where the whole “pre-qualified” and “pre-approved” debate comes into play. You have probably heard the terms a thousand times, but if you are like anyone else, it’s still difficult to fully understand the different between the two. 

Pre-approval for a loan means that the lender is ready to provide you with a mortgage loan for a specific amount. This is based on the financial information and documentation you have provided. The lender has checked and verified this information, as well as your credit history.

Being pre-qualified is slightly less certain. It basically means that you have not yet applied for a loan and the lender has not received documentation of your income, assets and liabilities. In other words, the loan amount is not guaranteed. Getting a pre-qualification is generally a simple process and you may be able to pre-qualify for a mortgage online in only a matter of minutes.

The advantage of obtaining both pre-qualification and pre-approval before you start to look for a home is that you will know in advance how much you can actually afford. You won’t waste time and energy looking at properties that are beyond your means.

Getting pre-approved enables you to move quickly when you find the perfect home or condo in Destin. The seller will know that your offer is serious, and therefore your offer will have more strength than one from a buyer who does not have his financing arranged.

The Kill Cliff Destin Marathon

If you love to run and have recently moved to the Emerald Coast, we have the perfect first race for you. The Kill Cliff Destin Marathon! Don’t worry, there’s a half-marathon available, too.

The Destin Marathon will take place on April 17, 2016! It has become known as the race runners built, as it is the first successfully crowdfunded marathon in history.

Even though this run already boasts runners from 33 states and 4 countries, registration is still open. The exciting course will take you from HarborWalk Village, over the Destin Bridge, and down miles of scenic shoreline on Okaloosa Island in Fort Walton Beach. The route will be completely closed to traffic so runners can enjoy the race fully.

One aspect of this event we know you won’t want to miss is the runner’s expo. This will take place on Saturday, April 16, 2016 from 11am to 7pm. This is both your opportunity to pick up your race packet, as well as mingle with the other runners, and perhaps make some new friends now that you own Destin real estate. You can also try out some awesome gear from local and regional vendors onsite.

Marathon and half-marathon registration is currently still open. All proceeds from this event benefit the Navy Seal Foundation. We hope to see you out for this incredible event during your spring vacation on the Emerald Coast!
